The structure houses the Park Hyatt Hotel, a 195-guestroom luxury hotel. The hotel features a fitness facility with swimming pool, administrative spaces, meeting facilities and a five-star restaurant overlooking Michigan Avenue. The residential portion features 475,000 square feet of luxury condominiums with fireplaces and balconies with panoramic lake views.

The lower floors include approximately 20,000 square feet of tenant retail space and an additional 92,000 square feet serves as parking spaces.

The 101-story glass and concrete tower will house the ultra-luxurious St. Regis Residences, 5-star St. Regis Chicago hotel, and amenities (multiple lounges, gym, wine tasting and storage rooms, several outdoor terraces with pools at different levels throughout the tower, movie theater, private dining rooms, demonstration kitchen, game room, and children鈥檚 play area). The guest 鈥渃hambers鈥�, styled after a pied a terre, feature two areas separated by sliding doors: the dressing room that includes the entry way, closet, and bathroom; and a sleeping room with a custom, patent-pending Lounge Bed and a custom-designed work desk/dining table.

The hotel includes several restaurants and bars 鈥� the second-floor Commons Club features a unique oval-shaped bar and display kitchen; Miss Ricky鈥檚, a 24-hour diner on the ground floor; Two Zero Three Coffee & Wine Bar at the Lake and Wabash corner; The Speakeasy on the 25^thfloor, an intimate music venue; and the Rooftop Bar.

The building, constructed in 1928, is landmarked by the City of Chicago and was one of only two office buildings designed by the renowned architectural firm of Rapp & Rapp. The building鈥檚 exterior was painstakingly restored as well as an original marble staircase in the main entrance, the brass elevator doors, and the original coffered plaster banking hall ceiling that was uncovered during demolition.

The existing 14-story office building has been converted into a 294-room boutique hotel with restaurant and bar, 9,500 square feet of retail space on the ground floor, 25,000 square feet of meeting and event space on upper floors, and a 5,000-square-foot bar with an overhead retracting skylight located on the uppermost floor.聽Extensive efforts have been made to restore the original terra cotta and granite fa莽ade as well as the 2-story marble-clad lobby area located at the building鈥檚 LaSalle Street entry.

A new lobby bar was constructed using fumed eucalyptus and Calcutta marble; a stone-clad wall houses two new fireplaces, and new wood trim was applied to the ceilings 鈥� reminiscent of the original Bismarck Hotel plaster ceilings.

The original star-shaped light fixtures were restored and reinstalled as well. The public areas on the first two floors now feature a new meeting space, new entrance, new exterior canopy with storefront, a new seating area highlighted by decorative glass partitions and a 2-story high mural depicting theater spectators.

Near the end of the first phase, the lobby area was cordoned off from public access and the full-scale demolition of all the interior finishes began in an intense four-month period during which 星空无限传媒 constructed a new lobby; a three-meal restaurant; and a new hotel entry as well as renovated the landmark Big Bar and the main hotel kitchen. All work was completed while the hotel remained in operation.
